    Selling tenanted property via traditional estate agents is seen as a complex matter which often leads to inappropriate viewing arrangements, family buyers requiring vacant possession and complex Section 21's having to be issued.

    There is a high potential for a stressed Landlord and upset tenants who may lose their homes. When selling with Yielding Property, this is not the case.     The above content and data will allow Investors to carry out 85% of their due diligence prior to even visiting the property meaning that the final viewing is a ‘tick of the box’.

    Viewings

    We do everything we can to manage viewings professionally, keeping tenant disruption to a minimum whilst ensuring we are acting in your best interest to get the best sales price. A video tour will be provided to each interested party prior to their physical viewing and so any parties that view will be seriously interested in proceeding to offer.

    Communication is paramount when arranging viewings on a tenanted property and we can communicate directly with your tenant to ensure that viewings are being arranged at convenient times and with as much notice as possible. Alternatively, if you would prefer, communication with tenant can be retained by the management company or you as the Landlord.

    Buyers

    Many of the properties we list are sold to experienced Investors. This means that they are confident in the buying process and the sales progression can often be more streamlined. It is unusual for any ‘chain’ to hold up a sale. A Buyer may be cash or mortgage but where a mortgage is concerned it will be a product which is appropriate for a buy-to-let or tenanted property.

    Completion & Handover

    The benefit of selling a tenanted property is that you will receive your rent all the way up to completion and the buyer will receive their rent from day one of their purchase. This is an attractive proposition to an investor! Running up to completion there are several administrative and financial tasks to complete including the ‘apportionment of rent’, handover of the property management and tenancies and the transfer of the tenant's deposits on the day of completion.
