Once we know your investment criteria we can either match you with one of our off-market properties or begin the process of sourcing you a property. This could take anything from a matter of days to several months, depending on your criteria and market conditions at the time.

Property Analysis & Reporting

Once we have sourced a property (or a number of properties) which we feel may be appropriate for your requirements we will report these to you. We will include stats and figures including income and expenditure, historical property performance, compliance information, tenant demographic and area supply and demand. We will also indicate our perceived value of the property to help inform an offer.

Negotiation & Agreeing Your Purchase

Once we have found a property and you have identified it as being suitable for your requirements we can be involved as much or as little in the negotiation of the property as you require. We can take a lead in communicating with the agent or Vendor or we can step back and let you ‘seal the deal’.

Introducing Your Property Investment Team

The speed and efficiency in which a property transaction completes are all down to the team you employ to work on your behalf. This includes your mortgage broker, conveyancers and surveyors. This is where we come in. Sales Progression & Completion Logistics

Agreeing on a purchase is one thing, seeing this purchase through to completion is another! Most Investors know that once the conveyancing process begins problems may arise. Keeping on top of all parties (Lender, Broker, Agent, Solicitor, etc) is a job in itself, however, we can make this process much simpler.  Drawing on our experience in property brokering and purchasing we can ensure the buying process is as streamlined as possible for you. We will see the agreed property purchase to the exchange of contracts and completion, having as much or as little involvement as you require.

On-Going Management Handover

Now the fun starts! Once your property purchase has completed you should start benefiting from the income almost immediately (depending on the purchase). That being said, the efficiency and standard of the handover and ongoing management of the property are imperative. We will be on hand to work this through with you, making referrals to management companies where appropriate to ensure that the property will provide you with the returns that it is capable of.

Once your purchase is complete and the property is performing we will work with you to ensure that your portfolio goals do not plateau. This meeting will involve identifying refinance opportunities where relevant and planning your future purchases (if this is what you desire) whether they be imminent or in a year.
